Bali Villa Hub, a marketplace for long-term rentals in Bali, holds the island's largest dedicated inventory of monthly and yearly leases, with more than 3,300 villas listed as of October 2026, up from about 2,400 in June.

Following Indonesia's second-home visa in December 2022, the one-year remote-worker permit in April 2024 and the golden visa in July 2024, the typical tenant now signs leases instead of booking hotel rooms. Foreign arrivals in Bali reached 6.95 million in 2025, Statistics Indonesia (BPS) data show, and slipped 1.6 percent from a year earlier in the first eight months of 2026.

Supply has followed. Building has pushed west through Pererenan, Seseh and Cemagi and across the Badung-Tabanan border to Nyanyi and Kedungu. To the east, Bali International Hospital, inaugurated in June 2025 inside the Sanur Special Economic Zone, has put Sanur on the long-stay map with a small, growing set of listings.

However, policy could yet slow supply. A South Bali moratorium on new hotels and villas was proposed in September 2024 but never enacted; Bali Governor Wayan Koster rejected a blanket ban in January 2025 in favor of tighter controls. In September 2025, he instructed regents and mayors to stop issuing new hotel and villa permits on productive farmland.

On Bali Villa Hub's listings as of Oct. 9, the median asking rent for a two-bedroom villa is US$2,044 a month islandwide. Pererenan is the most expensive of the main areas at US$2,414, ahead of Seseh at $2,232; Canggu, Uluwatu and Tabanan sit within about $30 of each other, at $2,039 to $2,070. Asking rents for newly listed two-bedroom villas are about 5 percent lower than in late 2025, and paying a year up front typically saves 17 percent.

How the market works has changed too. Much of Bali's long-term rental market has run through social media groups and chat threads, often with no verification and no published rate. Bali Villa Hub lists properties from more than 100 verified agencies, agents and private owners, in Indonesian and five other languages. Reviewed owners carry a Verified badge, top agencies a Superhost badge, and every owner must pass an identity-document and face-match check run by the verification provider Didit before a listing is published. Tenants pay no booking fee and sign leases directly with owners or agencies.

The 12-month tenant is now shaping Bali's development alongside the two-week visitor. Where yearly leases cluster, roads, water and planning are needed next, and the map of Bali long-term rentals shows that pressure early. Listings through 2027 will show whether Tabanan and Sanur follow Pererenan.
