Govt, Lippo link up to build ‘mini’ homes in Greater Jakarta

The housing ministry and Lippo Group have launched an initiative to build compact houses of a minimum 14 square meters to tackle Greater Jakarta's housing shortage for low-income earners.

he Public Housing and Settlements Ministry has tapped Lippo Group to develop “mini” homes in Greater Jakarta to increase the supply of affordable housing for low-income people as part of the subsidized housing program.

The mini homes have a minimum building area of 14 square meters that stand on 25 sq m plots in Bogor, Bekasi and Tangerang, housing minister Maruarar “Ara” Sirait told reporters on Thursday, though he could not confirm if this type of housing would be developed in Jakarta proper.

“I can’t promise that, but I want it [to happen],” Ara said, as quoted by Bisnis.com.

Lippo Group vice chairman James Riady said the mini houses would be affordable with a starting price of Rp 100 million (US$6,164) in outer urban areas, though this could increase up to Rp 140 million depending on their proximity to the capital.

He also provided a sample mortgage calculation: “If the house is priced at Rp 110 million, the monthly payment is only Rp 600,000 for 20 years, fixed.”

The houses come in two sizes: a one-bedroom house measuring 14 sq m on a 25 sq m plot, and a slightly larger two-bedroom house measuring 23.4 sq m on a 26.3 sq m plot.
